Located in Lakewood along the West Rail Line of RTD’s light rail system, the Zephyr Line Apartments is comprised of 95 workforce housing units that draw inspiration from the California Zephyr, a passenger rail service that has run between Chicago and San Francisco (just several miles north of the building) since 1949. This $16 million project utilized a combination of taxable and tax-exempt bonds, executed by Metro West Housing Solutions and FHA mortgage insurance through HUD’s 221(d)(4) program. Additionally, Wells Fargo provided $9.8 million of permanent financing with the balance of project capitalization provided by low-income housing tax credit equity, CDBG and HOME funds. The project provides much-needed housing in a historically underdeveloped area.
