In 2005, St. Charles Town Company purchased the vacant Lowenstein Theater and adjacent land along Denver’s blighted East Colfax Avenue. The Lowenstein Theater project is an award-winning $16 million retail development that served as an anchor for the long-awaited redevelopment of East Colfax. Financing included loans from the City of Denver’s Office of Economic Development, tax-increment reimbursement loans, historic tax credit equity, and conventional financing. Original tenants include some of Denver’s best-known independent retailers including Tattered Cover Book Store, Twist and Shout Records, The Denver Film Society and Chipotle. The development includes 56,400 square feet of retail and a 230-space parking structure. Most importantly, the project incorporates the preservation of the mid-century modern Lowenstein Theater. St. Charles received the 2006 Community Preservation Award from Historic Denver and the 2007 AIA Merit Award for its work on the redevelopment.
